The average listing will include a 3% buyer’s agent commission. This is baked into the price. We take out our $4,000 flat fee and give you back the rest.

When and how do I get the money?

This will depend on the lender. It will either be paid outside of closing as cash, or be provided at closing as a credit.

What questions can we answer for you?

Simply put, what real estate agents do just isn’t worth what they charge you. The work that goes into selling a home or helping someone buy a home is worth only about $4,000, especially if you’re as efficient as we are. So, that’s all we’re going to ask from you.

Yes, you will need to offer a commission to the buyer’s agent to incentivize other agents to bring their buyers to see your home. This commission is typically 3%, but may vary slightly based on the area.

It is not. Technically, the seller pays the full real estate commission, but it is paid with the buyer’s money. It is baked into the price. The seller’s agent will share their commission with the buyer’s agent, which usually amounts to 3% of the sales price. We just give a large part of that money back to you.

A discount brokerage typically refers to a brokerage that does not offer full-service buyer’s or seller’s agent services. Usually, these firms only use their licenses to post your listing on MLS, but that’s about it. We are full-service.

Yes, we are a fully licensed brokerage and comply with all licensure requirements, rules, laws, and regulations of the jurisdictions we operate in.

We sell better, in fact. Keep in mind, there is only so much a real estate agent can do to sell your property. They can place a yard sign, take photos, write a description, and publish it on MLS. THAT’S IT. We do all of that, but, unlike most traditional agents, we provide full 360° virtual tours, floor plan drawings, and listing syndication to every major online platform. This means we’re hosting a 24/7, on-demand virtual open house.

We’ll provide you with a home value report prior to listing. We can rely on computer algorithms as well as market comparisons to give you a clear picture of what may be reasonable. Ultimately, though, you call the shots and decide what you want to list your home for.

We walk you through it step-by-step. You’ll work with a dedicated agent who will be with you through it all. We’ll answer any questions you have before getting started and along the way. We have a network of trusted partners who we can recommend for things like inspections, mortgage, insurance, and more. Our entire mission is to make this process easier and more affordable.

There just aren’t many other choices, until now. Most people think their only options are a traditional, commission-based real estate agent or going it alone. And, in places that Realvada doesn’t operate yet, that may very well still be the case.

Nope, not really. Actually, your commission-based real estate agent has an incentive to encourage you to take the first offer, not necessarily the best. See, $10,000 in an offer may be a huge difference to you, but to your commission-based real estate agent, that only represents a few hundred in commission. You both get paid at closing, but them waiting another month for a few hundred dollars is not the same as you waiting another month for $10,000.

Nope, not at all. In fact, the opposite is true. If you’re the buyer, think about it, your commission-based real estate agent has an incentive to get you the worst deal possible. The higher the purchase price, the more money they make. You are quite literally paying them to work against you.
